 The moment we walked inside this property we were amazed and excited about the spatial potential this structure could offer to somebody who had the vision and the gut to overtake this major renovation.

Like many house around the area it was built in the late 50's and at a certain point, the owner converted the covered driveway into a family room. This move gave the house more square footage than the rest of the similar properties but it resulted in a very awkward space with  not a good flowing  plan that had to deal with different levels and a broken spatial sequence.

 The House is big and the rule we followed for this renovation was humble yet effective:


After the Demo We started to fully visualized the full potential for the new house:

We move the Kitchen and open the wall that divided the two living areas on the main level.

We reorganized the stair to the basement and open several walls to maximize the spatial flow and to give the space a sense of grandeur.


 This allowed us to have a continuous open space floor plan for the living area. We redesign the master bedroom to have its own master bath and walk in closet, adding an additional bath in the main level.

In The basement two bedrooms and a full bath have been added bringing the room count to 5 bed and 3 full baths.

We also covered the  back patio providing a cozy open area where to relax and enjoy some outdoor activities.


 These are some of the improvement the house had done:

1.New Roof

2.New plumbing system

3.New electrical system with panel upgrade (200 Amps)

4.New HAVAC High efficiency system

5.All walls and attic have being insulated.

    Cathedral ceiling has being sprayed with high efficiency         insulation foam.

6.New Exterior siding

7.New covered back Patio 

8.Improved design with contemporary open floor layout
